The South Mountain Inn Bed & Breakfast Policies

Reservations: To book one or more rooms, please contact us by telephone at 610-678-5765.

Quoted rates do not include 6% sales tax. Rates are based on double occupancy. Our guest rooms can accommodate extra guests. We can prepare our rooms with extra beds with advance notice. For each additional guest, there is a $25.00/person charge each night of your stay. .

Check In, Check Out: Check-In time is from 3 p.m. to 9 p.m. Please call if delayed. Earlier or later check-in at our B&B may require an additional fee. Check-out time is 10 a.m. We are more than happy to store our guest’s luggage after check-out time. For every hour past check-out that a guest is still occupying their room, there will be a $20.00 charge.

Cancellation: Due to our intimate size, any cancellations affect us significantly. Consequently, we adhere to a strict cancellation policy. Your deposit will be refunded if we receive notification of cancellation not less than 14 days prior to your arrival. We do not refund deposits & payments on cancellations made within 14 days of arrival. We make every effort to resell the space, & in the event that we are successful, we will refund your payments less a $50 processing fee per room booked. All cancellations must be made in writing via email or a phone call. Your reservation is not cancelled until you get a response via email or phone call by the owners.

Please Note: We highly recommend purchasing Traveler’s Insurance through your local travel agent, on the web (TravelGuard or any other), etc. to protect your reservation against unforseen cancellations or changes due to a variety of maladies or emergencies.

No Smoking: There is a 100% No Smoking Policy inside the B&B and in your room. Cigarette smoking is permitted on the porch only. No pipe or cigar smoking is allowed on our property. There will be a $250.00 charge if any evidence of smoke is detected in the B&B or your room. If you render a room unacceptable for incoming guests, you must compensate the inn for lost revenue.

Pets: While we are animal lovers ourselves, we have a No Pet Policy.

Damage to B&B Property: Management reserves the right to recover costs from any guest in the event of deliberate or unintentional damage to the B&B property.
